Structural consulting
Cracking assessments, deflection reviews, retrofit design and structural reports for existing strata buildings.
The full services overview — serving BC since 2012
This is the central index for everything Strata Engineering delivers on existing strata buildings: ten services across five engineering disciplines, sealed in-house, returned on one proposal. Scroll the index, or tell us the building and we scope the rest.
Section 94-compliant thirty-year contingency reserve fund models, delivered with a live council presentation. Inspected by a multi-disciplined team, not a single generalist.
Pre-expiration reviews that surface defects before the warranty window closes. The cheapest protection your strata will ever buy.
Targeted inspections when something is wrong. Water ingress, rot discovery, pillar impacts, envelope failures. Scoped from $1,750.
Diagnostics, remediation strategy and tender documents for leaks, air barrier failures and envelope deterioration on existing buildings.
Cracking assessments, deflection reviews, retrofit design and structural reports for existing strata buildings.
Crack repair, membrane replacement and drainage strategy for underground parkades.
Membrane, flashing, railing and drainage remediation for exposed horizontal assemblies.
Window, door and curtain wall specification, testing and replacement strategy.
BC Hydro-aligned planning reports for strata electrical upgrades, EV charging capacity and service evaluations.
Energy benchmarking, retrofit modelling and greenhouse gas reporting aligned with BC Step Code and municipal requirements.
One firm, every discipline
Most firms specialise in one discipline, so managers end up coordinating four separate engineers on a single project. We run every report, investigation and major project through one multi-disciplined team, and every proposal is scoped by an engineer who knows a $1,750 investigation is often the right answer, not a $40,000 study.
From first call to delivery
A short call to understand the building, the council's concerns and any prior report. We confirm the right services and timeline before any paperwork moves.
A multi-disciplined walk-through. Envelope, structural, mechanical, electrical and geotechnical eyes on the building, not one generalist covering every component.
Findings, costs and a clear path forward, written by the engineer who holds the right seal for each component. One proposal, one project manager throughout.
The full deliverable handed over, with a live council walk-through where it helps. We answer questions in the room and stay available as the council plans around it.

FAQ
If yours is not covered, ask us. We will answer on the phone before anyone sends a proposal.
Yes. A depreciation report paired with a 2-5-10 warranty review is a common combination for new-ish strata buildings. An envelope assessment alongside a parkade waterproofing review is common for twenty-plus year buildings. One site visit, multiple deliverables, cleaner budget.
Preliminary investigations start at $1,750. That covers a targeted inspection and written summary. Reports and larger projects scale from there, scoped by building size and complexity on the first call.
Yes. BC-wide. Our offices are in Burnaby and Kelowna but we regularly take projects on Vancouver Island, the Sunshine Coast, Fraser Valley, Whistler and the broader Southern Interior. Travel is scoped transparently on the proposal.
It depends on scope. Routine work gets a qualifying call within a few business days and a proposal shortly after. Larger design quotes need deeper engineer review and may take longer — we will tell you up front. Urgent investigations (water ingress, structural concerns) are prioritised.
Often. Self-managed councils get the same scope and pricing as PM-managed portfolios. Expect more hands-on support during the proposal phase because councils without a manager typically need more context on engineering decisions.
Reports from $1,750 to $25,000 depending on complexity. Investigations from $1,750. Major remediation projects from $150,000 to several million. Proposal turns into a fixed or not-to-exceed fee before any field work starts.
Yes, and often should. A $1,750 preliminary investigation is the fastest way to get a qualified engineer eyes on a problem. If the findings point to a larger scope, the investigation fee is credited against the follow-up proposal.
We often act as a second opinion, a peer reviewer, or the disciplinary specialist a single-seal engineer cannot cover. We will tell you directly if your existing engineer is the right person for a given scope.
