A short call from the Kelowna branch to understand the building, the council's concerns, and any prior report. We confirm the scope and timeline before paperwork moves.

Step 02

On-site inspection

A local engineer walks the building, no Lower Mainland travel premium. Envelope, structural, mechanical, electrical and geotechnical eyes on the property as the scope requires.

Step 03

Okanagan-specific assessment

Findings read against the local climate: dry summers, cold winter cycles, wildfire smoke exposure and the age and type of Okanagan strata stock, not a coastal copy-paste.

Step 04

Delivery and council presentation

Full written report, handed over with a live council presentation. We answer questions in the room and stay available for follow-up as the council plans around it.

Is the Kelowna office a full branch or a satellite?

Full branch. It established in the Okanagan as a dedicated office with local staffing and in-person availability for Okanagan property managers. The Vancouver team supports on deeper specialist work when needed.

Do you serve Vernon and Penticton, or just Kelowna?

Both. Our regular service area spans Kelowna, West Kelowna, Vernon, Coldstream, Lake Country, Summerland, Penticton, Oliver and Osoyoos. Travel beyond Kelowna is scoped transparently on the proposal.

Do you understand Okanagan-specific climate issues?

Yes. Dry summers, wildfire smoke exposure, cold winter cycles and the specific age/type of Okanagan strata stock all factor into our recommendations. Our approach is not a copy-paste of coastal methodology.

Can you handle wildfire-related reviews for strata councils?

Yes. Defensible space assessments, post-event condition reviews and rebuild scope work are increasingly common requests. We scope based on the specific site conditions and the council's concerns.

How fast can you get an engineer on-site in Kelowna?

Usually within one to three business days for new scopes in Kelowna and West Kelowna. Vernon and Penticton typically within a week depending on scheduling. Urgent matters always get prioritized.

Are your reports accepted by Okanagan strata corporations and insurers?

Yes. We are an EGBC member firm with $2M general liability coverage. Our depreciation reports and warranty reviews meet BC Strata Property Act requirements and are accepted by insurers and lenders across the province.
