Concrete towers, mixed-use podiums and heritage conversions downtown and along the waterfront. We seal envelope, structural and mechanical scopes for the building stock that defines the city skyline.

Burnaby

Metrotown — Brentwood — HQ base

Residential tower near Metrotown in Burnaby 49.25°N

Our head office sits on Canada Way, so Burnaby is home ground. Dense high-rise corridors around Metrotown and Brentwood get an engineer on-site within a business day of the scoping call.

Richmond

City Centre — Steveston

Mid-rise strata building in Richmond City Centre 49.17°N

Built on the Fraser delta, Richmond carries its own geotechnical questions. We read soil, water table and seismic settlement together, so the foundations under a building get the same scrutiny as the envelope.

Coquitlam — Port Moody — Port Coquitlam

Multi-family residential building in the Tri-Cities area 49.28°N

The fast-growing corridor along the Evergreen line mixes new towers with aging wood-frame stock. We handle both ends, from 2-5-10 warranty reviews on new builds to envelope remediation on the older stratas.

Surrey

Central — South — North Surrey

Residential strata building in Surrey south of the Fraser 49.10°N

South of the Fraser, Surrey is one of the fastest-building regions in the province. We work its growing strata base across all five disciplines, from condition assessments to depreciation reports.

The North Shore.

North Vancouver — West Vancouver

Hillside residential building on the North Shore 49.33°N

Wind-driven rain off the mountains makes the North Shore the toughest envelope test in the region. Buildings here teach you fast, and that pattern recognition shows up in every scope we recommend.

Why local matters

The toughest envelope climate in Canada.

We built the firm here, in this climate, on these buildings, from wind-driven rain on the North Shore to the seismic assumptions behind every concrete tower. That on-the-ground pattern recognition shows up in every proposal we write.

Vancouver FAQ

Questions from Lower Mainland property managers.

If yours is not covered, ask us on the call. We'll answer before anyone sends a proposal.

Do you serve Whistler and the Sea-to-Sky corridor?

Yes. Whistler, Squamish, Pemberton and the Sunshine Coast are all regular service areas for us. Travel is scoped transparently on the proposal so there are no surprises on the invoice.

How fast can an engineer be on-site in Vancouver?

Usually within one to two business days for a new scope. Urgent matters like active water ingress or recent structural impact get prioritized same-day or next-day when possible.

We have a leaky condo era building. Can you handle the remediation design?

Yes. A significant portion of our existing-building work is envelope remediation on wood-frame stratas from the late '80s and '90s. We have deep experience with the specific failure patterns common to this building stock.

Do you coordinate with our property management firm directly?

Yes. Most of our Vancouver work runs through property managers. We handle communication flow, strata council presentations, and documentation transfer so managers spend less time acting as translator.

What about seismic upgrades? Is that something you handle?

Yes, through our structural discipline. Seismic reviews and upgrade design are a regular scope, particularly for concrete towers entering their first major renewal cycle.

We're in a small wood-frame strata. Is our project too small?

No. Our preliminary investigation floor is $1,750, which covers a targeted scope for smaller buildings. We routinely work with 20 to 40 unit stratas across Metro Vancouver.
